In January 2020, despite over 1100 objections from local residents, planning approval was granted to Quantum Homes to demolish four existing dwelling houses (2-5 Barrowsfield) and replace with a 4/5 storey block of flats. This development would have dominated the Sanderstead village and recreation ground setting.

The four remaining houses in Barrowsfield had the benefit of the existing covenants and through a long, expensive and protracted process, despite one homeowner entering into an agreement with the developer, the three remaining owners took legal representation to resist the developer’s application to the Upper Tribunal (Lands Chamber) to modify and discharge the covenants.  The case was heard at The Royal Courts of Justice on 1-4 November 2022 and the decision was issued on 05 January 2023 to refuse the developer’s application and therefore this development cannot go ahead.  The developer has one month to appeal the decision.
